Limited Planning and Development Property Search Certificates with Flood

Cost - Non Urgent $330.00 (5 working days), Urgent $520.00 (2 working days)

 A limited planning and development certificate contains the following information for premises-

  • A description of any planning scheme provisions applying specifically to the premises; 
  • A description of any designations applying to the premises; 
  • A statement of the amount of any infrastructure charge for the premises that has not been paid.
  • Outstanding Building and Plumbing show cause/enforcement notices issued under the Integrated Planning Act, or Water Supply and Sewerage Act
  • Outstanding Health Requisitions
  • Rates Information - Updated Rates information only available for 4 weeks from date of application
  • Outstanding Charge against the Land
  • Flood Information (1974)
  • Interlot Drainage details(if applicable)
  • Outstanding Seqerage Requisitions
  • Drainage Problem Areas
  • Unregistered Resumptions or Realignments
  • Outstanding Legal Costs
  • Access details (road maintenance)(if applicable)

A limited planning and development certificate contains the following information for premises-

Standard Planning and Development Property Search Certificates with Flood

Cost - Non Urgent $751.00 (10 working days), Urgent $990.00 (5 working days)

A standard planning and development certificate, in addition to the information contained in a limited planning and development certificate, must contain or be accompanied by the following information for premises-

  • a copy of every decision notice or negotiated decision notice for a development approval that has not lapsed; 
  • details of any minor changes to the development approval;
  • a copy of any judgment or order of the court about the development approval; 
  • a copy of any agreement to which the local government or a concurrence agency is a party about a condition of the development approval; 
  • a copy of any infrastructure agreement applying to the premises to which the local government is a party; 
  • a description of each proposed amendment of a planning scheme the local government has decided to proceed with under schedule 1, section 16, but has not been adopted.
  • For subsection
    (1) a development approval or a decision notice or negotiated decision notice for a development approval includes all continuing approvals mentioned in section 6.1.23
    (1)(a) to (d) but not a continuing approval mentioned in section 6.1.23(1)(e).
  • Outstanding Building and Plumbing show cause/enforcement notices issued under the Integrated Planning Act, or Water Supply and Sewerage Act

A standard planning and development certificate, in addition to the information contained in a limited planning and development certificate, must contain or be accompanied by the following information for premises-

A full planning and development certificate, in addition to the information contained in a limited and standard planning and development certificate, must contain or be accompanied by the following information for premises-

  • If there is currently in force for the premises a development approval containing conditions (including conditions about the carrying out of works or the payment of money, other than under an infrastructure agreement)-a statement about the fulfilment or non-fulfilment of each condition, at a stated day after the day the certificate was applied for;
  • if there is an infrastructure agreement to which the local government is a party-
  • if there are obligations under the agreement that have not been fulfilled-details of the nature and extent of the obligations not fulfilled; and
  • details of the giving of any security and whether any payment required to be made under the security has been made;
  • advice of-
    (i) any prosecution for a development offence in relation to the premises of which the local government is aware; or
    (ii) proceedings for a prosecution for a development offence in relation to the premises of which the local government is aware.
  • Outstanding Building and Plumbing show cause/enforcement notices issued under the Integrated Planning Act, or Water Supply and Sewerage Act

1974 -Flood Only Certificate

Non-urgent $90.00 - Urgent $105.00

This search will only provide 1974 Flood Level information.

Development Control Line Levels (Q100 & Q20) - where available

Non-urgent $95.00

This search provides a report showing the levels of the 1 in 100 Flood Line and the 1 in 20 Development Line in relation to the subject lot.  These refer to the calculated 1 in 100 and 1 in 20 Average Recurrence Interval (ARI) flood levels (Q100 & Q20).  The Planning Scheme places constraints on development below the 1 in 100 Flood Line, and in general does not allow development below the 1 in 20 Development Line.  This search in independent of the 1974 Flood Level search, which provides historical information only.

Residential - Building Plumbing Records Search

Non-urgent $165.00 - Urgent $250.00

Search provides a list of building work approvals and plumbing work approvals issued for the property ie. Dwellings and all other outbuildings (shed, carports pools etc) and plumbing additions eg extra shower/toilet.  The search will note the date of approval of a structure and whether a final inspection was carried out.  Council is required to keep records for 10 years, however it may be possible to research information dating back to 1975 for some properties.

Please note this does not include any plans. 

Commerical - Building Plumbing Records Search

Non-urgent $330.00 (Urgent not available) - Note: an additional $85p/h will be charged if work exceeds 3hrs.

Search provides a list of building work approvals and plumbing work approvals issued for the property.  The search will note the date of approval of a structure and whether a final inspection was carried out.  Council is required to keep records for 10 years, however it may be possible to research information dating back to 1975 for some properties.

Please note this does not include any plans.

Residential Drainage Plan (existing dwelling)

$33.00

  • Sewered Properties - Customers will be provided with a plan depicting the connection of Council's sewer main to the property and internal sewer pipes to the dwelling.
  • Non Sewered Properties - Generally, for dwelling that are built from 2002, Council has on-site sewerage/drainage information that may be of assistance.  However, for dwellings built prior to this date, a plan may not always be available. 

 If the fee is paid and the search reveals that no plan is available, A REFUND WILL NOT BE GIVEN.

Commercial Drainage Plan

$33.00 Note: additional photocopying charges may apply. 

  • Sewered Properties - Customers will be provided with a plan depicting the connection of Council's sewer main to the property and internal sewer pipes to the dwelling.

Full House Plan (Residential Only)

$125.00

For dwellings built from around 1990 onwards, customers will be provided with a full set of the approved structural plans for the dwelling ie. site plan, floor plan, elevations etc.  The soil report will be included (where available).  A drainage plan is also included. For dwellings built prior to 1990, the soil report may not be available.  A portion of the $115 may be refunded, at Councils discretion, should minimal information be available.

Building Plan - Commercial 

$33.00 Note: additional photocopy charges apply.

This search provides building plans of structures on commercial properties.

Soil Test Report Only

$33.00 + $1.00 per additional page 

This search provides a copy of a soil report that has previously been lodged with Council.  This is not to have a soil test carried out on a property.

Residential Site Plan Only

$33.00

A site plan generally shows the location of structures on the property.  This search does not provide boundary measurements.  If you require boundary measurements please contact Department of Environment and Resource Management (DERM) for a copy of a Survey Plan.

Certificate of Occupancy/Final Certificates/File Certificates (termite etc)

$33.00 per certificate

This search provides final certificates or certificates of occupancy that have been issued as a result of a passed final inspection.  Other certificates can be provided upon application.

Please contact Council's Development Branch on 07 3810 6888 with enquiries for specific information relating to a building or plumbing file, and costs.

Certificates of Classification - $135 per certificate - (Commercial Building, Shop Fitouts, Offices etc.) COMMERCIAL PROPERTIES ONLY

A copy of the Certificate of Classification, where one has been issued on a structure, will be provided.  Consideration should be given to the age of the building that the request is for.  Council's records generally date back to 1975 with the introduction of the Building Act, therefore the information should be available from this time.  If the building work is prior to 1975, a Certificate of Classification may not be available.  If there are several buildings on a site and more than one Certificate has been issued for the property, further fees will be payable.  The number of Certificates can only be determined after the initial payment of $135.00.

Health & Environment Inspection Report

$175.00 p/h - Hourly rate for actual time taken (minimum of 1 hr)

NOTE: Total price of inspection will be issued upon completion of work

The Health & Environment Inspection Report will list any requirements under the relevant legislation that the business needs to rectify or maintain. It is strongly recommended that you obtain a Health & Environment Inspection Report before you settle your contract of sale. The Health & Environment Inspection Report will list out the outstanding licensing requirements or breaches against the relevant legislation as identified at the time of inspection. Once you become the licence holder you will become legally liable for any pre-existing defects or breaches that you may inherit from the previous owner of the business.

(If commercial premises - ie. Takeaway Shop/ Motor Vehicle Workshop etc - current Licensee must sign the authorisation located on Form HE01 for permission to release the results of the inspection; if the application is received without the current licensee's authorisation then unfortunately the application can not be processed).

IMPORTANT NOTE:

  • Application will not commence until "HE01" form has been correctly completed and lodged to the Ipswich City Council - Property Branch
  • HE01 form to be signed by both "Applicant" and "Current Licence/Permit Holder"
